Marketing 

We carry out comprehensive advertising of the property through national websites such as Right Move and Zoopla, as well as the local press and social media. From this, we identify suitable potential tenants to take them forward to the viewing stage. 

Viewings 

We offer flexible viewing times to suit potential tenants (7 days a week) and ensure that the property stands out from the crowd. We will negotiate the best possible deal in terms of both quality of tenant and the monthly rent. 

Hand select best fit 

We will match the right tenant to the right property to suit the landlord and ensure everything goes to plan. 

Referencing 

We conduct comprehensive referencing through the Experian credit agency and complete rigorous checks covering previous rental history. This ensures that tenants with a poor record are filtered out hence minimising the chance of a problem further down the line. 

Protected deposits 

Once the deposit has been paid by the tenant, we transfer this to the Deposit Protection Service who operate a government approved scheme. Both the landlord and tenant will receive notification of this. 

Accurate inventory 

Documenting the property will include full inventory of the fixtures, fittings and furnishings where applicable. A photo record will be taken to ensure that any disputes with the condition of the property after the rental period can be quickly resolved. 

Ensure tenant eligibility 

As part of current government rules, we will check the tenants 'right to rent' and ensure that all required documents are supplied by the tenants 

Issue relevant legislative paperwork 

We will ensure that all necessary paperwork is issued at the start of the tenancy to ensure compliance and protection of you and your property
